			<content:encoded><![CDATA[<p style="text-align: justify;"><strong></strong>While the entire France is experiencing a cold snap, and with the forthcoming school holidays, the most enthusiastic skiers can’t stop talking about the growing quantity of snow in the country. However, a week’s holiday doesn’t come cheap. Should you invest in an apartment? <span id="more-723"></span>Would you let it? Or live in it sometimes as well? Will global warming have an impact on the market? Here are 5 questions you should ask yourself to make the right decision.<strong></strong></p>
<p style="text-align: justify;"><strong>1.    </strong><strong><span style="text-decoration: underline;">What type of investment should you make?</span></strong></p>
<p>There are three possible types of buying in the <a title="French Alps property" href="http://www.sextantproperties.com/french-alps">French Alps</a>:</p>
<p>- The purchase of a holiday home for personal purposes exclusively<br />
- A purely financial investment<br />
- A mixed investment with profitability (by letting) and personal occupancy</p>
<p style="text-align: justify;"><strong>2.  <span style="text-decoration: underline;"> How would you use the apartment?</span></strong></p>
<p style="text-align: justify;"><strong>If you want immediate profit coupled with long term investment you should buy with a Leaseback scheme! </strong>It is the purchase of an accommodation in a new touristic residence, that is to say a residence with fully equipped apartments (kitchen and bathroom), ready to live in, usually offering recreational facilities such as sauna, swimming pool, fitness rooms, etc. The buyer signs a commercial lease with the residence manager for a minimum length of 9 years (renewable). During this time, the management company collects the rents, is in charge of the usual maintenance and everything that concerns marketing to find tenants. A share of the rents is then paid to the owner, according to the purchase agreement he chose: either a purely financial purchase (the owner receives therefore the maximum profitability for the accommodation) or a mixed purchase (the manager deducts the number of weeks the owner used for his own leisure from the rent he should have received with a pure investment option). The maximum occupancy rate is usually 8 weeks (but can be up to 6 months), but it is advised not to exceed too many weeks, otherwise the profitability become too low. These terms (number of week and their distribution) must be determined in the contract with the agent and the management company. It is important to note that there is a possibility at the contract renewal (after 9 or 11 years) to modify the personal occupancy and the rent paid accordingly.</p>
<p style="text-align: justify;">With this type of purchase (LMNP), the property is financially depreciated because the leaseback enables to collect rents which will not be taxed for the next 20 years (it uses complex French tax calculation which is taken care of by a French accountant for €280/year).</p>
<p style="text-align: justify;">With a <a title="French Leaseback" href="http://www.sextant-new-build.com/france/french-property-leaseback-for-sale">French leaseback LMNP</a> scheme, the owner can use his property up to 6 months per year.</p>
<p style="text-align: justify;"><strong>3.  <span style="text-decoration: underline;"> Which return do you expect from your investment?</span></strong></p>
<p style="text-align: justify;">Usually, the profitability fluctuates between 3.5 and 4.5% according to the development, the location and the potential future capital appreciation. The difference between the yields comes from the price of the lands, not the rents, which are roughly equivalents for the same types of estate with equivalent locations.</p>
<p style="text-align: justify;"><strong>4.  <span style="text-decoration: underline;"> Where to invest in priority ?</span></strong></p>
<p style="text-align: justify;"><strong>Be careful not to buy anywhere!</strong> Pay attention to investments in ski resorts where the prices rose sharply recently and are now at the “maximum of the maximum”. On the contrary, it is advised to look around alpine resorts at high altitude, where the prices haven’t reached their maximum potential yet, such as <strong><a title="French properties les arcs" href="http://www.sextantproperties.com/french-alps/savoie/les-arcs-property">Les Arcs</a>, <a title="French properties Tignes" href="http://www.sextantproperties.com/french-alps/savoie/tignes-property">Tignes</a></strong>, and Les Ménuires. Or the resorts linked to a major ski domain.</p>
<p style="text-align: justify;"><strong>You should notably favour the resorts located at least 1,800m high. </strong>All the consulted experts agreed on this: it is necessary to give priority to the high altitude resorts, which will offer &#8211; a priori &#8211; a good snow cover for a long time again. Some prefer the North Alps (Haute Savoie), offering a better snow covering rate considering their aspect. The director of the Pierre-Simon Laplace Institute considers that if the weather becomes warmer, the average snow cover rate will raise from 100 to 150 metres every 1°C. According to him, 2°C temperature increase will be overtaken in 30 years.</p>
<p style="text-align: justify;"><strong>Think about alternatives to ski.</strong> « People’s habits have completely changed » says Pascale Jallet. People skiing all day long become scarce. Consequently, you should better choose a resort which diversifies its activities.</p>
<p style="text-align: justify;"><strong>5.  <span style="text-decoration: underline;"> Finally, will your investment be as interesting as a seaside investment?</span></strong></p>
<p style="text-align: justify;">Despite the crisis, the resorts occupancies in the Alps are always close to 100%. Besides, as the buildable lands in the mountain become rare, mountain properties promise a good price resistance to economic fluctuations. It is possible to make interesting investment profits in ski resorts which are relatively preserved from the global warming: numerous tourists go there, and as a consequence, rents will rise in the future. It could be profitable as well to avoid some resorts in a too low altitude. Jim Beattie favours an investment combining pleasure and profitability, so that the owners also enjoy their holiday home.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">Here at Sextant Properties we’re observing a new phenomenon- a growth in the number of Irish people keen to sell their <a title="leaseback properties in France" href="http://www.sextant-new-build.com/buying-process/leaseback-properties-in-france" target="_blank">French leaseback properties</a>, and a corresponding rise in interest from <span id="more-642"></span>international clients keen to purchase them.</p>
<p style="text-align: justify;"><strong>What is a leaseback re-sale?</strong></p>
<p style="text-align: justify;">A leaseback re-sale is a French new build investment property with a <strong>guaranteed income</strong> in a development that the current owners are keen on selling on. With the introduction of an addendum to one of the laws governing leaseback re-sales which was put into force in January 2007, when doing so, the seller is no longer required to pay back any of the VAT initially saved. The only condition is that the residence has to be classified with an official tourism star rating, and that the <strong>lease and conditions remain in place</strong>. As long as the purchaser retains the existing lease, and the associated terms and conditions, there is no ‘<em>TVA Immobilière’</em><em> </em>to pay by the seller.</p>
<p style="text-align: justify;"><strong>Opting out- exit strategy</strong></p>
<p style="text-align: justify;">Opting out is generally not a good idea, as the leaseback development can only be a viable financial operation for the rental management company when around 70% of units are available for rent. If you decide to stop the lease once the first term (or the following ones) has ended, according to French law the management company can seek compensation.</p>
<p style="text-align: justify;"><strong>Good deals</strong></p>
<p style="text-align: justify;">Leaseback re-sales often offer very good deals for buyers- sellers are often in a hurry to sell meaning the price can be negotiable, and in order to attract clients, <strong>high rental yields are key</strong>, with can mean sellers having to put their prices down a little.</p>
<p style="text-align: justify;">We’re seeing a lot of re-sales coming in, as people come into financial difficulties or due to circumstances decide that the leaseback scheme is no longer for them. Now is the time to make your move, whether you’re seeking to start up a portfolio of investment properties, or simply want to purchase one solid investment with the possibility of a few weeks stay and good rental returns. In that case, the <a title="French leasebacks" href="http://www.sextant-new-build.com/france/french-property-leaseback-for-sale" target="_blank">French leaseback</a> scheme may be for you. ‘Leasebacks’ enable you to go to France during your holidays and rent it out for the rest of the year. <a title="French new build" href="http://www.sextantproperties.com/new-build-france/french-leaseback" target="_blank"><span id="more-577"></span>French leaseback properties</a> are a safe way to invest in property in France. With a minimum amount of risk, guaranteed rental income and no property management headaches, they have become a very practical way for holidaymakers who want a home from home.</p>
<p style="text-align: justify;"><strong><em>Why were leasebacks introduced</em></strong><strong><em>?</em></strong></p>
<p style="text-align: justify;">The initial aim of the scheme was not only to create new jobs, but also to increase the supply of holiday homes and, consequently, improve tourism in France. After the start of the Cold War in the early 50’s, the Suez Canal crisis in 1958 and the Cuban Missile Crisis in 1962, the world entered into a ‘Thaw’ period in the late 60’s. People wanted to experience something new, and this is how the great expansion of tourism happened. Around 1968-69, following the increasingly large number of tourists visiting France, the French government recognised the real need to develop investment in the construction of tourist residences.</p>
<p style="text-align: justify;"><strong><em>How were leasebacks introduced</em></strong><strong><em>?</em></strong></p>
<p style="text-align: justify;">In the early 80’s, the French government launched the LMNP (<em>Location en Meublé Non Professionnel</em>) which is a fiscal system to build wealth in real estate on favourable terms. The purpose of this system is to increase the quantity of accommodation on the market. Little by little, the famous motto ‘BUY TO LET’ appeared. The ‘lease’ concept was officially born when the French government decided to introduce the ‘leaseback’ model in the late 80’s to augment the amount of quality holiday accommodation available in areas capable of attracting more tourists. This strategy worked very well, all the more so as this concept appeared and began developing at a time when the country’s construction industry needed a boost.</p>
<p style="text-align: justify;">As an incentive to investors, the government allowed the <strong>VAT</strong> (<strong>19.6% </strong>for new build properties in France) <strong>on the purchase price of properties built for tourism or ‘leaseback’ purposes</strong>, <strong>to be recovered</strong>, representing a <strong>significant saving on the purchase price</strong>. This incentive, combined with massive investments in roads, trains and supporting infrastructures, as well as climatic, culinary and cultural benefits, led France to become the world’s most visited country!</p>
<p style="text-align: justify;"><strong><em>What about leasebacks today</em></strong><strong><em>?</em></strong></p>
<p style="text-align: justify;">Nowadays, leasebacks represent an important and strategic area not only for the real estate market but also for tourism. <p style="text-align: justify;">Of course, the first activity that comes directly to mind is <strong>skiing</strong> or <strong>snowboarding</strong>. Moreover, 99% of French ski resorts also offer sleigh rides! It is an opportunity to discover the mountainous landscape in an entirely new way  . And when it’s cold outside, luxury leasebacks often include well-being centres with fitness, spa, sauna and hammam.</p>
<p style="text-align: justify;">Summer activities:</p>
<p style="text-align: justify;">It is worth trying <strong>paragliding </strong>or<strong> hang-gliding</strong> in summer to take in the landscape as well as to literally get a breath of fresh air (in summer, temperatures in the mountains can reach up to 40 degrees in the shade). Another way to admire the landscape is by  helicopter ride, an experience you shouldn’t miss.</p>

Unfortunately, on account of the huge amount of space needed for a golf course, it is still rare to find an 18-hole in a resort.</p>
<p style="text-align: justify;">=&gt; <strong>By the seaside:</strong></p>
<p style="text-align: justify;">By the seaside, apart from the pleasures of sunbathing, there are various clubs offering afternoons of <strong>deep-sea diving</strong>! Discover the ocean floor and observe marine animals in their natural environment (fishes, algae, coral reefs…).</p>
<p style="text-align: justify;">If you are ready to show off your prowess, show off by <strong>windsurfing, water skiing</strong> or <strong>kite surfing along the beaches</strong>.</p>
<p style="text-align: justify;">-&gt; Don’t believe that these sports are reserved for a certain category of people who can afford them. You can actually take lessons at prices far lower than you’d think. You don’t have to go to every class if you don’t want to. Although the more you go the quicker you’ll pick up the sport.</p>

<p>We would like to share some good news   with you &#8211; if you are a British resident and own a <a title="buying leaseback in France" href="http://www.sextant-new-build.com/buying-process/leaseback-properties-in-france" target="_blank">property in France</a> (or in   the EEA) or are thinking of buying one, <span id="more-516"></span>and if it qualifies for Furnished  Holiday Lettings status (rented out for a minimum of 70 days a year on   holiday lets or a <a title="french leaseback for sale" href="http://www.sextant-new-build.com/france/french-property-leaseback-for-sale" target="_blank">French Leaseback</a>) &#8211; there is a tax break that  you may not   know about.</p>
<p>This   tax break helps to claim back substantial <strong>Capital Allowances </strong>- letting you save   on a huge amount of tax.</p>
<p>You   could also save a lot of money but to take full advantage you need to act   quickly as there is a <strong>deadline   of the 5th April 2011.</strong></p>
<p><strong>To   give you an idea of the potential  tax saving: if you bought a property   for 500,000 euros and you are a higher rate UK tax payer  the tax saving   is in the region of UK £35,000.</strong></p>
<p><strong> </strong></p>
<p>Approximately   UK£15,000 can be repaid by the UK tax authorities from tax previously paid   with the balance coming from savings tax that would otherwise be paid in the   future.</p>
<p>Even   though many of us might have bought our apartments a while back, we can still   claim these Capital Allowances for the last few tax years as well as the   current and future tax years.</p>
<p><strong>This   is something that you need to move fast on, as many of the benefits are   reduced from April 2011 and in some cases, the savings will be even higher if   you submit your claim by the end of this month.</strong></p>

<p>Finally,   if you buy another property before the end of this current tax year and   already have a  Furnished Holiday Letting or a Leaseback, you can also   obtain this same amount of UK tax refund against your income tax being paid   on your total earnings in the current tax year ending 5th April 2011.</p>

<p>You know it’s that time of year again when we start mentioning the first snow of the season. Often it falls a little later in the year, towards the end of November or the beginning of December, so could we see this as an auspicious sign for a <span id="more-490"></span>good ski season in the Alps?</p>
<p>The honour of the first snow this year fell to Risoul, a ski resort in the <a title="property in hautes alpes" href="http://www.sextantproperties.com/provence-cote-d-azur/hautes-alpes" target="_blank">Hautes Alpes</a>, part of the Foret Blanche domain with neighbouring Vars. The 185 km domain (108 runs taking in  20 green, 43, blue, 35 red and 10 black) is one of the most beautiful skiable areas of the southern Alps, with over 300 sunny days a year, stunning panoramas and recent modernisation meaning queues are a thing of the past. Indeed its 50 ski lifts (ski tows, chair lifts and a cable car) make sure of that. Here you can practise alpine skiing, snowboarding, snow shoeing, sledging, dog sledding, and test out the snow park and snow mobiles in winter. In summer try horse riding, trekking, mountain biking, tennis, archery, volley ball, paragliding and rock climbing.</p>

<p>With 15 million tourists each year, the Languedoc-Roussillon is a beautiful region in the south of France. A few years ago, only the Cote d’Azur was prized by buyers and tourists. However, this trend is changing and moving to the Languedoc area, which is well appreciated by workers and retired people. <span id="more-379"></span>Situated between Spain and Provence, the Languedoc Roussillon is split in five departments: Aude, Gard, Herault, Lozere and Pyrenees Orientales.  With 300 Sunny days a year, the Languedoc Roussillon area is now one of the most popular areas of France as it is the fourth touristic destination of the country.<br />

Integrated in a project linking Spain, France and Italy, the Languedoc Roussillon has developed the Mediterranean South Europe LGV (high speed railway) project. At the end of the building of the Mediterranean South Europe LGV, Paris will be easily linked to Madrid via Barcelona.  Consequently, this large European axis will be a huge benefit for the whole continent. But one of the major objectives of this project is a strong development of rail freight in order to decongest the French motorway network, mainly along the Rhone Valley.  Moreover, the travel times between French and Spanish cities will be reduced by half.  The future TGV will serve eight cities in Catalonia and the south of France: Barcelone, Béziers, Figueras, Gérone, Montpellier, Narbonne, Perpignan, and Toulouse. <p>Our weekend started early, on Thursday in fact, with a morning flight  from London to the compact airport in Beziers. We left the English  capital under rain and arrived, as we had so fervently hoped, under a  haze of glorious sunshine. <img title="More..." src="http://blog.sextantproperties.com/wp-includes/js/tinymce/plugins/wordpress/img/trans.gif" alt="" />There was no  time to enjoy it yet though, as we had a busy schedule ahead of us.<span id="more-368"></span><br />
<span style="color: white;">.</span><br />
Our first stop was to the site of the future <a title="Tourist Residence  in Juvignac" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=30871" target="_blank">tourist residence in Juvignac</a>- set in 445 acres of  land it will offer furnished apartments and a swimming pool, close to  Fontcaude golf course (ref 30871). Speaking of golf, we moved on to the  leaseback development <a title="Domaine du Golf Fabregues" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=14161" target="_blank">Domaine du Golf Fabregues</a> (ref 14161), where we  stayed the night. The residence offers a range of facilities, including  of course the golf course (excellent for a novice like me as it is only 6  holes) and a pool, but it also includes a spa and a restaurant, perfect  for a relaxing mini-break. Before our evening meal we met a new partner  of Sextant’s, who showed us the location of a new leaseback project  near Beziers.<br />

Our stomachs rumbling, we proceeded into Beziers itself in search of our  evening meal. Strolling along the beach we found the answer to our  prayers- a paillotte, or beach hut. These delightful structures pop up  over the summer and serve the freshest seafood around, then like some  fragile flower, they vanish for the winter only to reappear again the  following year. I feasted on fresh prawns and bourride, the popular fish  stew with chilli and garlic mayonnaise. Rosé was on tap to wash it all  down, as the sun set, framing the local fairground in the background, a  sort of Mediterranean Coney Island.<br />

Friday was another sunny day. We decided to breakfast in Montpellier,  the capital of the Languedoc-Roussillon. It is a vibrant city with a  beautiful old town, bursting with history. The architecture especially  is interesting, and a real mix, including an 18<sup>th</sup> century  water tower, an aqueduct, the medieval Ancient Courrier and a host of  delightful narrow streets. It’s also mainly pedestrian, making strolling  along even more pleasant. Bakeries and cafes are a dime a dozen here,  with enticing smells of freshly ground coffee and croissants wafting  through the air. In the afternoon, we drove to a <a title="Development  near Carcassonne" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=24659" target="_blank">superb development near Carcassonne</a>, a magnificent  vineyard and spa estate (ref 24659). The collection of intimate houses,  stylishly decorated and furnished to the highest standards really  compliments the use of local materials (flagstones, wrought iron and  stone). The reception house in particular took our breath away, with its  beautiful Spa, Hammam and pool, the chic bar and restaurant and  panoramic views from the terraces. Carrying on with the luxury feel, we  headed to the <a title="Chateau de la Redorte" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=26624" target="_blank">La Redorte chateau</a> (ref 26624), currently  languishing in faded grandeur but soon to be rehabilitated into a  stunning development of apartments and villas. Recalling its glorious  wine producing past, the red liquid will flow once again, with 12  bottles of wine a year to be offered to each owner! We even visited the  secret tunnel where the process will begin anew. Following this visit we  felt a little parched ourselves and decided we wanted to experience  wine tasting too. We found a charming local producer and a wizened old  lady with a sale’s technique to beat any property mogul had me  surrendering my hard-earned cash in exchange for a few bottles.<br />

Dinner was a glorious affair in the attractive town of Pezenas. I supped  on breast of duck in a succulent fig sauce, one of the best meals I’d  had in a long while. We chose to visit the place properly the following  day, and returned, tired but satisfied, to our living quarters in  Herepian. The former convent here has been delightfully renovated now  offering six contemporary yet classic suites. Needless to say, we slept  well.<br />
<span style="color: white;">.</span><br />
On our final day, we woke early to properly explore Pezenas. Its  Saturday market seemed to attract the whole region, and for good reason.  The array of mouth-watering produce on offer was staggering- cheeses,  sausages, fresh fish, fruit (watermelon, cherries, apricots,  nectarines&#8230;) and vegetables (the asparagus is renowned). Quaint  squares are to be seen at every turn, with cafes and restaurants each  more appealing than the next. The birth place of Moliere (France’s  answer to Shakespeare), the playwright is celebrated in many ways,  notably in street and cafe names and every summer impromptu plays are  staged in courtyards for the delight of locals and tourists alike. We  took the opportunity to view a <a title="Development near Pezenas" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=24697" target="_blank">development near Pezenas</a>, which offers furnished  luxury apartments in restored 19<sup>th</sup> century buildings. At its  heart lies a swimming pool and spa with a tiled Mediterranean courtyard,  with full guest services and conference rooms, ideal for investors (ref  24697).<br />
<span style="color: white;">.</span><br />
Along from Pezenas lies Marseillan, a picturesque fishing port by the  lagoon. Here the Port Rive Gauche development is entirely sold out- a  charming rustic decor and uninterrupted sea views made sure of that.<br />
<span style="color: white;">.</span><br />
We managed to pack a lot into our morning, and after a lovely lunch on  the promontory with views over the bay and the beach, we drove to Sete,  known as the Venice of Languedoc. We took in a <a title="Hotel Residence  in Sete" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=29546" target="_blank">hotel residence</a> right by the sea (ref 29546), and  slightly further out a <a title="Development in Sete" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=14243" target="_blank">modern residence</a> set in the hills with a pool and  landscaped gardens (ref 14243). La Grande Motte, a seaside resort 45  minutes east of here offers a <a title="Leaseback development in La  Grande Motte" href="http://www.sextant-new-build.com/property-search~action=detail,pid=30108" target="_blank">leaseback development</a> nestled in a large landscaped  park with swimming pools and leisure facilities, ideal for investment  as the resort is very popular among the French (ref 30108).<br />
<span style="color: white;">.</span><br />
Finally, for a bit of relaxation, we headed 15 minutes east to Aigues  Mortes. This beautiful fortified medieval town is set between the sea  and lagoons, making for spectacular scenery. The <a title="Development  in Aigues Mortes" href="http://www.sextant-new-build.com/property-search%7Eaction=detail,pid=27053" target="_blank">development in the Aigues Mortes marina</a> doesn’t  disappoint (ref 27053), with small but perfectly formed Mediterranean  houses, reminiscent of fishermen’s dwellings, some with their own  moorings. Inside the town walls, the plethora of cafes, boutiques and  restaurants see life go by at a slow, relaxed pace. It really is the  perfect place to unwind. We enjoyed a leisurely meal of pizza with an  ice cold beer, a lovely end to our trip.<br />

On Sunday morning we flew back from Montpellier airport. Our flight was  at 10 am and we were back on British soil by 1pm, so quickly it felt  like we’d never left&#8230;<br />
